All 4 en-suite bedrooms with 4 king-sized beds (or 2 king and 4 singles) have wonderful views of the canals, lagoon & mountains. Travertine and marble bathrooms, superior finishes and under-floor heating provide luxury throughout the year. Cotton percale linens, superb mattresses & soft pillows ensure a home-away-from-home feel & a great night's sleep. The large open-plan lounge and dining-room lead onto a wide patio featuring outside dining, a built-in gas barbeque and wind protection with great views. A separate guest suite with private bathroom provides an additional kitchen area, lounge and private patio. All the flexibility any group or family may want. In addition the house features a separate kids TV room (with dual-view DSTV), a study/library, outside shower and double garage, 2 adult bicycles are also available to guests.

Staff & Services
Our "on-island" meet & greet service - Welcome Home - will explain all the features of your villa, and be available throughout your stay. A full pre-clean and airing is completed before your arrival. Fresh quality linen & towels are in place. A "Welcome pack" containing toiletries, coffee, tea, milk and something special await you. A daily maid service can be arranged - confirm your requirements on booking please. Baby-sitter, chefs, fishing lessons, fresh oysters, car hire and local tours can all be arranged - let us know your needs! A garden service maintains the garden; an irrigation system keeps it green.
Villa Policies
Due to proximity to the water canals, steps and balconies the house is not suitable for children under 6. Pets are not permitted on the property unless by prior arrangement. Smoking is only permitted outside on the patios. Arrival & departure days are by arrangement to suit your needs. A minimum stay of 5 days is required and 14 days over Christmas/New Year.

Terms and Conditions
- The maximum accommodation number may only be exceeded with the written consent of the villa owner. Should such consent be given, the villa owner reserves the right to increase the rental accordingly.
- A minimum stay of 5 days is required and 14 days over Christmas/New Year. Long-stays may result in reduced rates.
- The rates are subject to change at any time at the owner's discretion.
- Smoking is not permitted in the Villa.
- The villa is booked out as an entire unit, offering guest's use of the entire house and complete privacy.
- A deposit of 50% is required immediately to secure the booking, and the balance (50%) is payable 2 weeks before arrival. Payment by Electronic Funds Transfer (EFT) is required.
Payment and Cancellations
A 50% deposit is required to secure your booking. Your booking will be confirmed on receipt of the deposit. The final 50% plus post stay cleaning costs, which will be pre-quoted based on size of party, is required 2 weeks prior to arrival. Payment should please be made by bank transfer(EFT).
- Cancellations made more than 30 days prior to arrival - 30% cancellation fee
- Cancellations made less than 30 days prior to arrival - 50% cancellation fee.
- Cancellations less than 15 days prior to arrival and no-shows 100%.
